POSITION DESCRIPTION

POSITION TITLE: Maintenance Coordinator

REPORTS TO: Residential Program Manager

PAY RANGE: $25.00/hour

POSITION TYPE: Part-Time; Non-Exempt; Hourly

BASIC FUNCTION:

Performs ongoing maintenance and repairs on the property and in residential apartment units and oversees general upkeep of the property. Also maintains property operations and ensures safety and compliance with HUD regulations.

QUALIFICATIONS:

Demonstrated experience and training in overall upkeep and maintenance of various mechanical and household appliances.

Two years of related experience preferred.

Familiarity with HUD NSPIRE protocol for low-income housing properties.

Strong written and verbal communication skills and the ability to relate to a variety of persons, both professional and lay, as well as to organizations and systems.

Ability to work both independently and as part of a team, with people from a variety of different racial, ethnic, socioeconomic, educational, religious, sexual, gender and generational backgrounds.

Cultural competency, especially pertaining to LGBTQ and HIV-positive populations.

Self-motivated, action-oriented, flexible and the aptitude for fast-paced multitasking.

Dependable transportation and ability to work a flexible schedule.

Ability to remain calm under pressure and in times of crisis.

PHYSICAL REQUIREMENTS:

Ability to tolerate exposure to air contaminants, confining work space, temperature extremes, noise, proximity to chemicals, and vibrations

Ability to lift/carry/move 60 lb. repeatedly; push equipment of 100 lbs.; lifting, bending squatting, stooping, walking, sitting for extended periods of time; climbing stairs, ladders.

RESPONSIBILITIES:

Complete Annual Maintenance Plan checklists for buildings/equipment maintenance.

Make recommendations for additional preventative maintenance and repair needs.

Perform regular inspections to ensure compliance with standards and identify needs.

Conduct quarterly unit inspections and complete maintenance requests as necessary.

Conduct monthly checks of the fire doors to ensure proper latching and securing.

Complete building/equipment maintenance and repair based on maintenance requests/needs.

Document maintenance and repair activities.

Adhere to agency policies and procedures regarding right of entry, ethics, and confidentiality.

Explain maintenance and repair concepts in layman’s terms to tenants and staff as needed.

Ensure compliance with current HUD NSPIRE protocols.

Prepare vacant units for future occupancy.

Assist with landscaping, including flower beds, dumpster areas and all common outdoor space and snow/ice removal as needed.

Maintain an accurate inventory and organizational system of all maintenance supplies located in the garage and maintenance rooms.

Serve as the point of contact for all repair contractors and service personnel at the building.

Research and procure repair contractors as required.

Enter data into tracking spreadsheets, compile reports.

Assist with completion of reports as required by regulatory organizations.

Maintain confidentiality of all tenant and client information as well as other records, reports or files.

Represent and promote CANAPI to the community at large.

Network with other HIV and LGBTQ services including advocacy, housing and planning organizations.

Enhance professional growth and development through attendance at seminars, conferences, trainings etc as required.

Other duties as assigned
